The first board of SHS Delft faced the difficult task of finding an appropriate building. They quickly became aware of  the potential of healthcare real estate and therefore engaged in discussion with GGZ Delfland, a member of the Dutch association of mental health care.

One of the buildings of GGZ Delfland, a former nurse’ house, had been vacant for over ten years.  The derelict building was severely damaged as a result of the vacancy and various break-ins.  GGZ did not have any plans yet for the former nurse’ house and was willing to consider a temporary function for the building.  So on, plans were made for the transformation of the building to student housing. The complex will be rented and transformed for a period of ten years. After this period the building will be returned to the owner, GGZ Delfland.

The existing structure and floor plans of the building proved to be very suitable for student housing. Above that, the building already contained openable windows, which is obligatory for residential use. Due to these advantages, the renovation works could be limited. Unfortunately, during the construction works, the existing sanitation occurred outdated. It needed to be replaced completely. Also, during the vacancy of the building, a lot of the copper pipelines where stolen which needed to be replaced. Those where some big setbacks, but it had been taken into account that not everything would go as planned. After all, we were dealing with a transformation project.

During the construction works, the future residents of the complex got the opportunity to work at the construction site. This way they could earn themselves a significant rent reduction. Furthermore, it was a good opportunity to meet and get to know fellow residents.

The project was delivered January 1th, 2015. The complex accommodates 150 students in 15 houses, which are managed by 4-Freedom, a professional management business. The campus of the Technical University Delft is accessible in 5 to 10 minutes by bicycle. The bus stop is located around the corner and the respective bus lines have a direct connection with the TU Delft and Delft train station. A 5 minute walk brings the residents to a small mall with supermarket, florist and drugstore. Furthermore, taking a swim or relaxing with fellow students is possible in the ‘Delftse Hout’, located in the near surroundings of the building.

There is a variety of rooms, from 11 m² to 30 m². By also offering larger rooms, the residents get the opportunity to move to a bigger room when they get older and get into a further stage of study. In this way comfortable houses are created as well as a sense of community.

There is a big garden surrounding the Studentflat Aan ‘t Verlaat, which is equipped with garden furniture and barbecues. Above that, there is a multifunctional room on the ground floor, where the students can meet, watch a movie or even study.
